Welsh Housing Quality Standard (WHQS)

Fusion Electrical have been undertaking some domestic rewire projects this past two years on the WHQS sites throughout the local authorities, some councils have gone for a kitchen and bathroom upgrade only, where other undertake a full rewire on the property given the age and general condition of the existing installation. Our teams of engineers are passionate about their work, and treat all homes like it was their own, whilst working to tight deadlines on the projects but we deliver first time every time. The WHQS states that as a social landlord all councils are responsible to carry out works on the stock of housing so that people in wales have the opportunity to live in good qualitys homes.   • In a good state of repair
  • Safe and secure
  • Adequately heated, fuel efficient and well insulated
  • Contain up-to-date kitchens and bathrooms
  • Well managed (for rented housing)
  • Located in attractive and safe environments
  • As far as possible suit the specific requirements of the household (eg specific disabilities)

The Welsh Assembly Government is committed to bringing all existing social housing up to the Welsh Housing Quality Standard by 2020.

As part of this project Fusion Electrical has worked closely with a number of local authorities and their tenants to rewire social properties in a minimum time per property, to minimise the essential disruption to the electrical circuits with high quality and care to the persons living there and their belongings, this is sometimes very challenging where organisation and liaising with other trades and contractors is of paramount importance.

Initial Inspection

This is arranged by the senior staff a few days before the planned visit to discuss with the tenant of the works to be carried out, and if possible the tenant can assist with the removal of certain equipment from certain areas of the property to help the when the works start.

The electrical teams go in usually on day 3 of the rolling program to begin the first fix, this is the running of cables in containment to the newly located and agreed accessory positions, the team completes 85 percent of the work on this visit where the majority of the circuits are tested for compliance to BS 7671. Then on day 8 the electrical team revisit the property to complete the installation of the kitchen circuits, and then complete the electrical installation ready for handover to the client.
